Planned Water Hygiene Maintenance

One Programme, Complete Compliance

Legionella control is not a single task. It is a year-round programme of checks, cleaning, servicing and recording, each with its own frequency and standard. Planned water hygiene maintenance brings everything together into one managed programme, so nothing is missed, nothing overlaps and you always know where you stand. Stravica plans, delivers and reports your full water hygiene programme, for one building or a whole estate.

Built From Your Written Scheme

Every programme starts with your Legionella risk assessment and written scheme of control. We turn each requirement into a scheduled task with a clear frequency, method and acceptable result, following HSE guidance HSG274, or HTM 04-01 in healthcare. Every task in your programme can be traced back to a requirement in your scheme, so your compliance is easy to demonstrate to auditors, insurers and enforcing authorities.

Your Year At A Glance

A typical programme includes:

  • Weekly: flushing of little-used outlets.
  • Monthly: sentinel outlet and calorifier temperature checks.
  • Quarterly: cleaning, descaling and disinfection of showers and spray hoses.
  • Six-monthly: cold water storage temperature checks.
  • Annually: tank and calorifier inspections, thermostatic mixing valve servicing and representative outlet surveys.

Each programme is tailored to your buildings and risks.

Showers, Spray Outlets And TMVs

Showers and spray outlets create the aerosols through which Legionella spreads, so they are cleaned, descaled and disinfected on a planned cycle. Thermostatic mixing valves are serviced, strainers cleaned and fail-safe operation tested, so that they protect against scalding without becoming a source of Legionella risk. This is especially important in care homes, sheltered housing, schools and healthcare premises.

Calorifiers, Tanks And Plant

The plant behind your water system needs regular attention. Calorifiers are inspected, and drained or blown down to remove sludge as your risk assessment and the manufacturer's guidance require. Cold water storage tanks are inspected annually for cleanliness, condition, lid fit, insulation and screening. Any defects are reported promptly with clear recommendations, and cleaning and disinfection are arranged when needed.

Ancillary Equipment

Legionella risk is not limited to taps and showers. Where they form part of your systems, we also maintain:

  • Point-of-use water heaters.
  • Emergency showers and eyewash stations.
  • Drinking water fountains.
  • Filters and water softeners.
  • Other equipment identified in your risk assessment.

Each item is included in your programme at the right frequency, so no risk system is overlooked.

Supporting Your On-Site Team

Some tasks, such as weekly flushing, are often best carried out by your own staff. We give them simple methods and recording tools, check their records every month and report any gaps. Where needed, we can arrange Legionella awareness and Responsible Person training for your team, so that everyone involved understands their role in keeping your water safe.

Planned Around Your Building

We schedule maintenance around the way your building works. School work is planned for holidays and outside teaching hours. Healthcare visits are arranged around clinical routines. Residents receive advance notice of visits and any interruption to supply, with adjustments for those who need them. Programmes are adapted for closures, quiet periods and reoccupation, when Legionella risk is highest.

Performance You Can See

Every task is recorded digitally at the point of work, giving you a complete, auditable logbook. Monthly reports show:

  • Tasks completed against the programme.
  • Results outside the acceptable range.
  • Access failures.
  • Outstanding actions.
  • Performance against agreed KPIs.

An annual review looks at trends and recommends priorities for the year ahead, helping you improve control and reduce cost over time.

Accountable Delivery You Can Trust

Planned maintenance is delivered by trained, vetted operatives from Legionella Control Association member organisations, and managed and quality-assured by Stravica through monthly performance reviews, data checks and unannounced site audits. You get one point of contact, one programme and complete confidence that your water hygiene obligations are being met.
